Floor Coverings and Tile:
Information will be made available in April-May 2020 as tower construction gets underway, given issues that arise with discontinuation of products
State of the art 21st century centralized common cooling and heating using VRF (variable refrigerant heat pump) system manufactured by Samsung. This eliminates the need for an individual condensing unit for each condo; replacing 114 units with just 14 units. This system that uses extremely efficient DC voltage offers as its primary advantage an energy savings of 75% to every unit owner at River Fly-In. Condensing units will be on the house meter and the cost will be passed on through an association fee. The system is monitored by two centralized displays for maintenance and malfunction and will be the responsibility of maintenance staff instead of unit owner. The thermostat provided in each unit is industry standard wireless-capable controllable using a smart device.
TV and Internet:
High speed Internet as Managed Wi-fi 300x300Mbps, property wide connectivity, WPA2 encryption, compartmentalization (VLAN), device management portal so residents can connect and authenticate their wireless printers, media devices, and gaming system, with hardware provided by spectrum. Spectrum TV select-125 channels, 2 HD set top boxes per unit supplied for each unit.
Optional Central Vacuum:
Electrical provision available to have central vacuum installed; cost per unit (TBD) paid by the buyer directly to the vendor.
Optional Individual Unit Security System:
2 Keypads, motion sensors on all doors and windows available; $399 to be paid by the buyer directly to the vendor.
Optional Surround Sound System:
18 g speaker wire runs available, $175, paid by the buyer directly to the vendor.
Electric Car & Golf Cart Charging:
Two electric car charging stations with member ID card reader, level II, bollard mount, at the main entrance of the building will be available for all residents.
Conduit provision to expand charging stations in the front of the building (one conduit) as well as to each parking level (8);
if and when association decides, charging station could be installed using surface mount conduit to any parking space in the parking garage.
Two golf cart charging stations will be installed at the main entrance of the building.
