Air Conditioning:

State of the art 21st century centralized common cooling and heating using VRF (variable refrigerant heat pump) system manufactured by Samsung. This eliminates the need for an individual condensing unit for each condo; replacing 114 units with just 14 units. This system that uses extremely efficient DC voltage offers as its primary advantage is energy savings of 75% to every unit owner at River Fly-In. Condensing units will be on the house meter and the cost will be passed on to unit owners as an add on to association fee. The system is monitored by two centralized displays for maintenance and malfunction and will be the responsibility of maintenance staff instead of unit owner.  Nest thermostate is provided in each unit for individual unit temperature control, industry standard wireless-capable controllable using a smart device.

TV and Internet:

High speed Internet with fiber to each unit; hard wired to each TV location, and wireless access point in living-kitchen area.

Electric Car & Golf Cart Charging:

Two electric car charging stations with member ID card reader, level II, bollard mount, at the main entrance of the building will be available for all residents.

Conduit provision to expand charging stations in the front of the building (one conduit) as well as to each parking level (8); 

Charging stations can be installed using surface mount conduit to any parking space in the parking garage.

Two golf cart charging stations will be installed at the main entrance of the building.
